Using Your VA Loan Again: Entitlement Restoration Explained
Your VA home loan benefit is reusable. Here's when VA will restore entitlement you've used, the one-time restoration rule, what proof to have ready, and how to request a new COE.
Not financial advice. Educational only. VA decides restoration, and your lender confirms what your COE shows.
A VA loan isn't one-and-done. If your COE shows less entitlement than you expect, or zero, you may need to ask VA to restore the entitlement from your last loan.
When VA restores used entitlement
Per VA, at least one of these must be true:
- You sold the home you bought with the prior VA loan and paid that loan in full, or
- A qualified veteran assumed your loan and substituted their own entitlement for the same amount you used, or
- You paid the prior loan in full but still own the home. You can only do this once.
The one-time rule is the trap. VA's COE guide says that after you use it, any future restoration requires selling all properties you got with a VA loan. If you plan to keep a former VA home as a rental, think about when you use that one-time restoration.
If none of these applies, you may still have remaining entitlement to buy another home with a VA loan. Your lender can tell you how much.
Selling to a non-veteran who assumes your loan
If a buyer assumes your VA loan and doesn't substitute veteran entitlement, your entitlement stays tied up in that loan. Only the second case above, a qualified veteran substituting theirs, restores it.
Proof to have ready
Per VA Form 26-1880, VA usually learns when a loan is paid off. Sometimes it asks for proof:
- A paid-in-full statement from the old lender, or
- A satisfaction of mortgage from the county, or
- The Closing Disclosure or HUD-1 settlement statement from the sale or refinance
How to request it
- Online through VA's COE request, or
- Through your lender, which can request it in VA's portal, or
- By mail with VA Form 26-1880, sent to the address on the form.
